Property inspections conducted by the management team are thorough, encompassing check-in and check-out inspections as well as mid-lease inspections. Visual assessments cover the entire property, from floor to ceiling, fixtures, fittings, and appliances.

For rental increases
RERA law permits owners to adjust rents based on market conditions, regulated by the Dubai Land Department. If an increase is allowed, landlords must apply it 90 days before the contract expiry, providing the tenant with due notice. In the event as a landlord, you wish to ask a tenant to vacate the property, you must provide 365 days' notice (1 year), valid for specific reasons such as the property being the tenant's sole residence, selling the unit, non-payment of rent, or inhabitable conditions. This must be stamped by a Notary Public and incurs a cost for drafting and delivery by a third party. The property manager is responsible for meeting these deadlines and will contact you regarding the market conditions prior to the 90-day renewal period, as well as facilitate the 12 Months Notice process.

Serve Notice to vacate
If you want a tenant to leave your property, you must serve them with a notice to vacate, which should be given 365 days (1 year) in advance, and state specific reasons for eviction, such as the unit being the tenant's primary residence, selling the property, non-payment of rent, or inhabitable conditions. The notice must be notarized and there will be a cost associated with drafting and delivering it through a third party.
